IN-HOUSE CONSTRUCTION
The vertical construction for every project is GC’ed by Inch & Co. Construction. With our construction team under the same roof as our development team we create instant value for investors by pricing the construction below-market cost. On the same theme, the underwriting and modeling performed as we evaluate future opportunities is very precise because development is able to price the project-costs based on insight from our construction team.

CONSISTENCY IN BUILDING-STYLE
Inch & Co. hangs its hat on the consistent building-types and finishes that can be found at each project. For example, by 2027, the 3-story, garden-style, 30-unit building Inch & Co. is known for will have been built 38 times between 6 different projects (Riverside Foundry, Fallbrook Flats, 15 North, Midland Pointe, Buchanan Flats, Liberty Crossing).

IN-HOUSE PROPERTY MANAGEMENT
The lease-up for every project is performed by IPM. With our property management team under the same roof as our development team, we are able to get a behind-the-scenes look at the leasing trajectory and make quick decisions to maximize NOI for the benefit of ownership.
